How selling to us works
From first call to closing, here is every step and what you'll be asked to do.
1. First call or form
We ask about the house: size, age, condition, anything that needs fixing, who lives there now, and when you'd like to be done. We also ask who else is on title, since every owner has to agree to sell.
2. Walk-through
We visit once, usually for about 30 minutes, and take notes and photos of anything that needs work. You don't need to clean or move anything. If you live out of the area, a neighbor or family member can let us in.
3. The written offer
Within a day or two we send a written offer and go over it with you: the sold homes we compared to, our repair list, and the closing date you want. Take as long as you need. Talk it over with family or an attorney.
4. Signing the contract
If you say yes, we sign a purchase contract. It spells out the price, the closing date, and that we may assign the contract to another investor. We put down an earnest money deposit with the title company.
5. Title and escrow
A local title company checks that the title is clear, orders a payoff from your lender if you have a mortgage, and prepares the closing papers. We'll tell you what they need from you.
6. Closing
You sign with a notary, at the title office or at home. The title company pays off any loans and sends you the rest by wire or check.
